Summer is coming – it’s time to sell

There’s a warm spring breeze in the air, and everyone has the urge to throw open the windows and clean out the house. November and early December are some of the best times of the year to sell your home, and there’s a few reasons for that.

 

  1. People want to move before Christmas or during the Christmas break. Parents are already looking ahead to that long summer break from school, as well as the festive season and the possibility of a beach holiday. Most people are keen to buy a home before that end of year craziness sets in.
  2. The weather is perfect. Here in Redland Bay, warm spring days come without the heat and humidity of summer. No one wants to be sweltering at an auction in the middle of the day during the hottest time of the year.
  3. Everything is in bloom, and it makes your home look even more attractive to potential buyers.
  4. Higher sales prices. More people selling means more buyers, and more potential buyers means higher prices. And with the ongoing shortage of homes, competition is tight, pushing the price even further.

 

According to the latest data from CoreLogic, the flow of new listings added to the Australian housing market has been rising since mid-June.

Historically, based on the pre-COVID decade average, new listings added to the national housing market drop by 5.2 per cent between autumn and winter before rising by an average of 9.8 per cent between winter and spring. 

In contrast, through the winter season to-date, new listings have risen by 13.2 per cent this year, driven mostly by a 17.9 per cent rise across the capital cities, compared with a 4.6 per cent rise in the flow of new listings across the combined regional areas of the country.

During the four weeks ending August 13, 2023, the number of new listings added to the Australian housing market was 3.3 per cent above the previous five-year average; the first time the market has experienced the flow of new listings rise above the five-year benchmark since September last year.
