If you’ve made the big decision to sell your home, you want to maximise the sale price and get it sold as quickly as possible.
There are several easy, quick fixes you can do to add value to your home.
- Paint. A fresh coat of paint, either inside or out, or both will work wonders. If you have the budget for it, a professional can help get the job done in no time at all, but if you’re looking to save money, a DIY paint job is very doable.
- Tidy up the garden. Pull up the weeds, trim the hedges, and mow the lawns. It’s also a great idea to tidy up any outdoor living areas like decks, barbecues or fire pits. Adding in some new plants can also help.
- Storage. Shelving, racks, wall hooks, freestanding wardrobes, benches with built-in storage – you name it, people want more of it. If you can showcase several storage options, you’re on a winner.
- Clean floors. Professionally steam cleaned carpets, and re-sanded hardwood floors are always worth the effort. Buyers don’t want to walk in and see all the work they’d have to do.
- New curtains and blinds. Another quick and easy fix is updated window coverings. It’s a great way to give a room a contemporary look.
- Handles, hardware, and splashbacks. Updating the handles on your kitchen cupboards or replacing the tapware in the bathroom is a budget-friendly way to give an older room a new vibe. And by adding in a new splashback in the kitchen, you can add even more value.
- New light switches. It’s amazing how dirty and yellow looking old light switches can get. They can make a home look dated, so bright new ones might be worth a look.
To stage or not to stage?
Property styling, or staging, is almost a given now when selling your home. A property stylist, usually arranged by your real estate agent, comes into your home and either installs new furniture, or rearranges your furniture to showcase your home at its best. They will also declutter the space and accentuate the positive aspects of your house.
While this service does come at an extra cost, experts agree that staging can add another 10 per cent or even more onto the sale price. Styled or staged homes usually spend less time on the market as well. You can discuss the best options with your agent.
